We work closely with local developers on multi-family residential and mixed used building renovations. Working with our partners, we have provided numerous quality apartments to the community as well as commercial space opportunities for local entrepreneurs. Below are a few of the properties that have been acquired and renovated by Civic Projects and Ballast Construction. Photos by Civic Projects.
1448 E 67th Place
Acquired in 2013, this Greater Grand Crossing building had been abandoned and was part of the City’s Troubled Building Initiative (TBI). Portico fully restored the building in 2014. Contractors were hired locally from the Washington Park, Chatham, and South Shore neighborhoods.
The property was acquired through the Community Investment Corporation, and it is now 100% leased and occupied. Approximately three-quarters of the residents earn less than 60% of the area median income in Chicago.
6023 S Martin Luther King Drive
Acquired in 2017, this West Woodlawn property had been abandoned for several years. The project retains the historic brick in the building’s entryways while also providing modern finishes for its residents, such as an eat-in kitchen and stainless steel appliances.
The third bedroom can double as an office space or open up to the living room to provide ample space for a large family. One bedroom has a full bathroom with tub, and a second bathroom is shared by the rest of the unit. This project has recently been refinanced by the Community Investment Corporation.
5108 S Calumet Avenue
Once a fully operational church, this former TBI reupurposed six-unit building by the 51st Street Green Line Station is due for completion in Fall of 2020. This transit-oriented project is anticipated to support up to 75% Section 8 voucher holders.
Units are freshly rehabbed with new mechanical, electrical, and plumbing fixtures. As part of the renovation, a local artist has been commissioned to design custom screens for the building’s facade.
This project is currently under construction.
